THE 10 MOST COMMON ROOFING PROBLEMS
Your roof will tell you when it needs help
Not sure if it’s time to replace your roof? There are many things that can cause damage to your roof. Depending on the type of roofing material used, some are more difficult to detect than others. Roofing issues are always a pain and undoubtedly a significant expense.
Without proper and routine maintenance, these minor problems can even become catastrophic. If you are noticing any of the following issues, it’s probably time for a roof replacement.
1
LEAKAGE IN YOUR ATTIC
If you notice that water is leaking into your attic, it could be a sign of serious roofing problems. The leaks could be caused by improper installation and should be addressed as soon as possible.
2
BLISTERING OR PEELING OF PAINT
Blistering or peeling of interior or exterior paint could be the result of excessive temperature or high humidity due to improper attic ventilation. If your attic is not properly venting, it could be causing damage to your roof as a result.
3
STAINS ON CEILINGS / WALLS OR MOLD GROWTH
Stains on your ceilings or walls or the presence of mold could be the result of inadequate or faulty shingle underlayment. This can lead to leakage or poor ventilation, which could cause additional roofing problems over time.
4
DECAY ON SHEATHING AND/OR SIDING
If there is noticeable decay on the exterior sheathing or siding of your home, it could be another sign of poor attic ventilation. This could be causing damage to your roof that is beyond repair, in which case you will need a replacement.
5
MISSING, CRACKED, OR CURLED SHINGLES
Missing or damaged shingles usually indicates that the shingles themselves have reached the end of their useful life and are not protecting your roof the way they should. This could be a sign of underlying issues as well, and should be thoroughly inspected.
6
ELECTRICAL WIRING EXPOSED OR WET
If your roof is causing leaks, the water could easily contact electrical wiring, leading to a fire or electric shock. This can be especially hazardous around metal junction boxes that contain exposed wires, and should be addressed immediately for your safety.
7
POOR VENTING
The FHA recommends at least 1 square foot of ventilation for every 300 square feet of attic space, but we still find many homes that are improperly ventilated. Poor or nonexistent ventilation can lead to damaged roofing materials as well as development of mildew and mold.
8
WEATHERING AND AGE
The best way to tell if your roof is weathering or aging is to look for dark or dirty-looking areas on the shingles. The dark spots are caused by loss of granules due to the age of the shingles. Worn-out shingles usually mean it’s time for a new roof.
9
IMPROPER REPAIRS
One of the most common roofing problems is improper repair due to the use of incorrect materials. If you’ve had your roof repaired in the past or have tried repairing it yourself using the wrong materials, it may have caused more harm than good.
10
EXCESSIVE ENERGY COSTS
If you’ve noticed that your energy bills are mysteriously increasing, it could be the result of poor attic ventilation, causing your heating/cooling system to run excessively. A roof replacement could save money on your energy costs in the long run.
